Picture this: a cozy 1300 square foot home with 3 bedrooms, 2 bathrooms, a sprawling yard, and a sizable outbuilding. Sounds dreamy, right? Well…the POTENTIAL was, but it also came with its fair share of challenges.
The Deal
The previous owners were in a difficult situation and needed a fast close and not have to fix anything before the sale. After we rehabbed and sold the property, the previous owners reached out and told us that we saved one of their lives by providing them the opportunity to get out and live near the support they needed. UM OKAY, GOD….WOW. YOU DID A THING! Whew, this was so affirming and filled us with gratitude to get the privilege of serving our community in this way. Talk about a motivator!
We were able to do this fix and flip with ZERO dollars out of our personal pockets! We’re pretty excited about that! Knowing how to work the system and do creative financing is so worthwhile!

The Rehab
From the moment we laid eyes on this gem, we knew we had our work cut out for us, mostly the amount of left belongings and the need for serious deep cleaning. But hey, where’s the fun in flipping a house if it doesn’t come with a few obstacles, am I right?
Our mission? To transform this small space into a cozy yet functional haven that any homeowner would be proud to call their own in two months.
We tackled the issue of space. With limited square footage, we had to get creative with our design choices. A wall was knocked down, a pantry was added, layouts were reimagined, and before we knew it, the home felt twice as big without actually expanding an inch.
Now, let’s talk about the kitchen – the heart of any home. We spared no expense in making this space not only functional but beautiful. High-quality finishes? Check. Modern appliances? You bet. Their cabinets were in great shape, so we were able to save on expenses by just cleaning them!
But we didn’t stop there. Oh no, we took our remodeling frenzy to the bathrooms too. Some elements were also not to code. So, we ended up reframing one bathroom and making a portion of it an outdoor utility closet! With a little bit of creativity and a whole lot of elbow grease, we transformed these spaces into serene sanctuaries. We also went for it with colored vanities!
And let’s not forget about the great outdoors. With a sprawling yard and a mighty outbuilding to play with, the possibilities were endless. We closed off and updated the outdoor building, transforming it into a versatile space fit for a workshop, home office, storage, or home gym. (If I lived there, I’d make it into a home gym AND a photography studio!)
The Sale
Fast forward two months and right on time, we were ready to put our masterpiece on the market. And boy, did it make a splash! Multiple offers came pouring in, with one lucky buyer swooping in with an offer over the asking price – and get this, no request for repairs after the inspection!
Our journey with this house remodel for a small home in Hixson, Tennessee, was nothing short of a meaningful adventure. Before we closed on this one, we were already starting on another. This time in Soddy Daisy. We learned a lot on this property and are looking forward to taking our new knowledge into the next project!
